When you first decide to sell your home.
You do not need salesmanship, you need honesty. Honesty and Current Grand Junction Real Estate Market Information on which to base your decisions.
You have to trust someone to share what you need to know, rather than what you want to hear.
When the marketing choices are made, and the property goes on the market, then you need salesmanship.
That is the way I work. I represent You. My pay depends on me selling your property for the best possible price and in the best possible time frame. I will use my expertise and 30+ years of experience in your behalf.
I take the marketing of your home very seriously, and I will do a great job for you. I use innovative ideas and I do things differently!
My Marketing Plan for your home or property
- Obtain information from you concerning the special features of your home and neighborhood.
- Pre-Title Commitment. I will order (at my cost) a pre-title commitment to reduce your risk of any title problems at closing.
- Staging. I will assist you with preparing your home for sale.
- Pricing. I will assist you with pricing your home based on a competitive market analysis. This will help you to set the best price on your home so that it will sell within your time frame.
- Bray Marketing System. I will enter your home into Bray & CO. marketing/information system.
- Bray Kiosk. Your home will be featured at the Grand Junction Mesa Mall Bray Kiosk
- Multiple Listing Service (MLS) MLS Service. I will enter your home’s information into the MLS, giving your home exposure to 800 Realtors in Grand Junction and Mesa County.
- Place an exclusive Bray & CO For Sale sign on your property showing my telephone number so that I will receive all phone calls for proper qualification of potential buyers.
- Color Brochure. I will prepare a professional looking color brochure for market distribution.
- Pitch at the regular Tuesday Marketing meeting Bray & CO, GMAC ( 48 agents).
- Brochure box I will place a brochure box in front yard with drive-by flyers.
- Lock Box I will place a lock box on your property to increase showings and provide you with the security of knowing who has shown your home.
- Post to my Special Feature page in the internet www.brayandco.com/afman.
- Arrange for Bray office tour of house ( Bray uses special Bus for tours).
- Mail to Neighbors. I will mail your home’s brochure to 50 neighbors closes to your home.
- Counter Display. I will prepare an information containing most things a buyer
will want to know – survey, school information, utility costs, home features and
room sizes. Information will give buyer’s the confidence to write a contract.
- Advertise in local Grand Junction Newspapers and Real Estate Magazines.
- Mail postcards or call with information to personal data base (collection of
Potential buyers).
- Provide progress reports and communicate all information from calls or showings.
- Pre-Qualify buyers prior to showings.
- Upon acceptance of an offer, verify that all terms and conditions are carried out
According to the contract.
- Weekly Contact. I will contact you weekly to give you an update on the marketing
of your home and answer any questions you may have.
